What to say at a German flat viewing (Besichtigung)

The listing is on Immobilienscout. They want a complete folder, not a charming paragraph. The viewing itself is fifteen minutes in a hallway with six other people, and the person with the keys will decide from the papers, not from how well you describe the parquet.

The German housing phrase page has the short lines for the door. This is the rest: the message that books the Besichtigung, the Kaltmiete words, and the Kaution cap in BGB § 551.

The message that gets you in

A Berlin ad is a code. Kaltmiete is the rent without running costs. Warmmiete is Kaltmiete plus Nebenkosten. Electricity and internet are usually your own contracts. 2 Zi. is two rooms, not two bedrooms — the living room counts. EBK is a fitted kitchen. WG-geeignet means they will split it.

A message that works:

Guten Tag, ich habe Ihre Anzeige für die Wohnung in [Bezirk] gesehen. Ist sie noch frei? Ich würde die Wohnung gern besichtigen. Ich heiße [Name] und fange im [Monat] in Berlin an. Viele Grüße

That is the job: name the listing, ask if it is free, ask for a time, say who you are. Ist es noch frei? and Kann ich die Wohnung heute Nachmittag sehen? are already on the housing page. Use Sie. Hast du Zeit? is the wrong register.

Bring a folder: passport, the last three payslips or a job contract, a SCHUFA if you have one, and a filled Selbstauskunft. People who show up with a smile and no papers do not get a second email.

What you actually ask in the flat

They will say Kommen Sie rein. You say Danke and you walk. Do not narrate the furniture.

• Sind die Nebenkosten inklusive? — then ask what is inside them.
• Wie hoch ist die Kaution?
• Wann könnte ich einziehen?
• Ist die Wohnung möbliert?
• Gibt es eine Einbauküche, oder muss ich eine kaufen?
• Wie hoch ist die Nachzahlung bei den Nebenkosten meistens?
• Kann ich mich hier anmelden? — if they say no, this flat cannot do the Anmeldung.

Then the state of the place, out loud. Es gibt Feuchtigkeit im Bad is already on the housing page. Point, name it, take a photo.

Ask who pays Strom, Gas, Wasser, Internet by name. A Warmmiete that “includes everything” almost never includes your own electricity meter.

Money words that are different in Germany

The Kaution may not be more than three months of Kaltmiete — not Warmmiete — under BGB § 551. You may pay it in three instalments. A landlord who wants three months of Warmmiete is using the wrong number.

Other words that show up the day you sign:

• die Provision — the agency fee. For a Wohnungssuche through an agent hired by the landlord, the client who hired them pays. Ask before you book.
• die Staffelmiete — rent that steps up on a calendar. Read the dates.
• die Hausordnung — quiet hours, bikes, whether you may drill.
• das Übergabeprotokoll — the handover list. Photograph every scratch on it.

Before you sign: Kann ich den Mietvertrag in Ruhe lesen? Then Ist der Vertrag unbefristet? Open-ended is normal. A one-year lock with no exit is not a favour.

If you want it, say so in the room and hand over the folder. Die Wohnung gefällt mir. Was sind die nächsten Schritte? Do not transfer a deposit to a stranger who will not meet you at the building.
