What to say at a São Paulo flat viewing (visita)

The listing is on ZAP or QuintoAndar. They want to know whether you have a caução, a fiador, or a seguro-fiança — and the law only lets them pick one. The visit itself is twenty minutes with a stranger who will decide, in the kitchen, whether you look like someone who can pay the aluguel and the condomínio.

The Portuguese housing phrase page has the short lines for the door. This is the rest: the message that books the visita, the bills that are not the rent, and the three-month cap in Lei 8.245/1991, artigo 38. This is Brazilian Portuguese for São Paulo, not a Lisbon viewing.

The message that gets you a visita

A São Paulo ad is a code. 2 dorm. is two bedrooms. Mobiliado is furnished. Condomínio is the building fee, usually on top. IPTU is the property tax — ask who pays it. Kitnet is a studio.

A message that works:

Olá, vi o anúncio do apartamento em [bairro]. Ainda está disponível? Gostaria de agendar uma visita. Meu nome é [nome], começo em São Paulo em fevereiro. Obrigado.

Ainda está disponível? and Posso ver o apartamento esta tarde? are already on the housing page. Use você in the message if the listing is informal; use senhor / senhora if they are older and the ad is stiff.

What you actually ask in the flat

They will say Pode entrar. You say Obrigado and you walk.

• As contas estão inclusas?
• Quanto é o depósito? — then use the legal word: A caução é de quantos meses?
• Quando eu poderia me mudar?
• O apartamento é mobiliado?
• Quanto é o condomínio?
• O IPTU está incluso?
• Qual garantia vocês pedem — caução, fiador ou seguro-fiança?

Tem umidade no banheiro is already on the housing page. Point, name it, take a photo. Ask água, luz, gás, internet by name. Contas inclusas in a kitnet can mean some of them. In a full flat it usually means none.

Money words that are different in Brazil

People say depósito. The statute says caução. Cash caução may not exceed three months of aluguel and goes in a caderneta de poupança. The landlord may demand caução, fiança, seguro-fiança or cessão fiduciária — one of them, not a stack. Article 37 is the list. A viewing that wants a fiador and three months of caução is asking for two guarantees.

Other words that show up the day you sign:

• a vistoria — the inventory. Photograph everything on it.
• o reajuste — how the rent moves each year. Read the index.
• o aviso prévio — notice when you want to leave.
• O contrato é de um ano? — thirty months is a common residential default. Get the number.

If you want it: Tenho interesse. Quais são os próximos passos? Do not transfer a sinal to a stranger who will not meet you at the building.

If you do not: Obrigado pela visita. Vou pensar. You do not owe them a speech about the damp.
